Step 1: Understand Why You're Selling

What do you want to accomplish with the sale of your home? Do you want to make a certain amount of money that you can put toward a larger or nicer home? Do you need to sell it as soon as possible to facilitate a move to a new city or area? Once you understand your needs, you can better craft your offer. For example, if you need to sell quickly, you might want to price your home lower than if your goal is to make a certain profit margin. Make sure you convey these needs to your real estate agent once you choose one so he or she can adjust your selling price accordingly.

Step 2: Determine Selling Price

Knowing how to price your home is one of the most important parts of the selling process. When you set a fair price in the beginning, you’ll get the most interest from other real estate agents and prospective buyers. Overpricing your home could lead to reduced interest, and underpricing leads to receiving less than what your home is worth. Working with a real estate agent is the best way to determine the right selling price for your home. An agent with experience can determine what other comparable homes are selling for, evaluate the current market, and may even suggest a home appraisal.

Step 3: Start Preparations

If you’ve kept your home in showroom condition since you’ve lived in it, you’re in the minority of homeowners. Once you price your home, it’s time to start getting it ready to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs, and doing a deep clean to make sure your home is in pristine condition.

Step 4: Develop a Marketing Strategy

I will develop a marketing strategy that is perfect for advertising your home. This involves listing the home and then driving the right people to that listing through social media campaigns, agent-to-agent referrals, traditional media, or SEO advertising. I create a marketing campaign that aims to get the most possible traffic to your listing in the first three weeks after becoming a client.

Step 5: Evaluate and Respond to Submitted Offers

Receiving an offer is an exciting milestone, but it’s not the finish line. Together, we will review each offer carefully. I will confirm that the buyer is prequalified or pre-approved by a reputable lender and that the terms align with your goals. If an offer doesn’t meet your expectations, you have options—you can submit a counteroffer to improve pricing, timelines, or terms so they better support your priorities and overall selling strategy.

Step 6: Accept an Offer

Once an offer meets your expectations, we will carefully review the proposed contract together to ensure it aligns with your goals. This includes evaluating key terms such as the deposit, down payment, financing details, inspection rights and potential repair requests, contingencies, settlement timeline, and the breakdown of fees and responsibilities. With a clear understanding of your options, you can confidently select the contract that best fits your needs. You can then choose to accept the offer as written or submit a counteroffer to better match your objectives.

Step 7: Preparing for Closing

You’ve accepted an offer and are nearing the final steps of your home sale. Before closing, there are a few important details to address. Together, we will outline and manage any remaining items required to complete the transaction, which may include inspections, a survey, and an appraisal. Based on the terms of the contract, after the inspection the buyer may submit an inspection response for us to review, and following those negotiations there may be agreed-upon repairs or conditions to finalize.

I will help coordinate these efforts, ensuring each responsibility is handled by the appropriate party and that all requirements are completed on time. As the closing date approaches, I will confirm with the closing company that everything is in place for a smooth transaction. In the meantime, you’ll want to prepare for your move so the buyer can take possession as agreed upon in the purchase agreement.

Step 8: Close

You’ve reached the final step in the selling process. Closing on your home legally transfers ownership to the buyer. We will meet at the title company to sign the final paperwork. At the same time, it’s important to take care of final details, such as canceling or transferring utilities, cable, and lawn or trash services, updating accounts the new owner will retain, and providing instructions for any appliances or systems that will remain in the home.
