With deep roots in Indianapolis and more than a decade of experience, I help buyers and sellers make confident moves with thoughtful guidance, strategic marketing and strong negotiation—every step of the way.
Before determining how to price and market your home, it’s important to understand what you want to accomplish with the sale. Are you hoping to maximize your net proceeds, purchase a larger or different home, coordinate a move to another city, or sell within a specific time frame?
Your goals can influence the strategy we create together. For example, a seller with a specific timeline may approach pricing and preparation differently than someone who has more flexibility and is focused primarily on maximizing their proceeds.
I’ll take the time to understand your priorities, timeline, and financial goals so we can develop a thoughtful selling strategy that aligns with what matters most to you. The right pricing and marketing plan should be based on both current Indianapolis-area market conditions and your individual goals.
Pricing your home correctly from the beginning is one of the most important decisions you’ll make when selling. The right price can generate stronger interest, attract more qualified buyers, and help position your home competitively in the Indianapolis-area market.
Pricing too high can limit showings and cause your home to sit on the market longer, while pricing too low could leave money on the table. The goal is to find the right balance between your home’s value, current market conditions, buyer demand, and your selling goals.
I’ll analyze recent comparable sales, competing homes currently on the market, your property’s condition and features, and current Indianapolis-area market trends to help determine a strategic asking price. When appropriate, I may also recommend a professional appraisal to provide an additional perspective on your home’s value.
A thoughtful pricing strategy is designed to create the strongest possible position from the moment your home hits the market.
Most homes need a little preparation before they’re ready to make a strong first impression. Before your home goes on the market, we’ll identify the updates and improvements that are most likely to make a meaningful difference to buyers.
This may include de-cluttering and organizing, simplifying personal items so buyers can envision themselves living in the home, addressing minor repairs, and giving the home a thorough cleaning. Depending on your property and goals, we may also recommend additional updates, professional staging, or other improvements to help showcase your home at its best.
I’ll help you focus your time and investment on the changes that matter most, so your home is positioned to stand out from the competition and make a strong impression from the moment it hits the market.
Your home deserves more than simply being placed on the MLS. I’ll develop a customized marketing strategy designed to showcase your property, reach the right buyers, and generate strong interest from the moment it goes live.
Your marketing plan may include professional photography, compelling listing content, social media marketing, targeted digital advertising, agent-to-agent outreach, traditional marketing, and search engine optimization, depending on what makes the most sense for your property and target audience.
The first few weeks on the market are especially important. My goal is to create meaningful exposure and generate as much qualified traffic and interest as possible early in the listing, while continually monitoring activity and adjusting our strategy based on buyer response and current market conditions.
Receiving an offer is an exciting milestone, but choosing the right offer involves more than simply looking at the purchase price. Together, we’ll carefully evaluate each offer, including the buyer’s financing, contingencies, proposed timeline, closing terms, and overall fit with your goals.
I’ll help you understand the strengths and potential risks of each offer and verify the buyer’s financing documentation. If an offer doesn’t fully meet your expectations, we can explore your options, including a counteroffer to negotiate price, timing, contingencies, or other terms.
My goal is to help you evaluate the complete offer, not just the number at the top, and negotiate strategically to achieve the strongest possible outcome for your sale.
Once an offer meets your expectations, we’ll carefully review the proposed terms together so you understand exactly what you’re agreeing to. We’ll consider the purchase price, earnest money, financing, inspection and contingency terms, settlement timeline, closing costs, and other responsibilities outlined in the offer.
Not every offer is created equal, and the highest purchase price isn’t always the strongest overall offer. I’ll help you evaluate the complete picture, identify potential concerns, and understand your options so you can make an informed decision that supports your goals.
You can choose to accept the offer as written, negotiate specific terms, or submit a counteroffer. My goal is to help you confidently select and negotiate the offer that provides the strongest overall position for you and your sale.
Once you’ve accepted an offer, we’ll move into the final stages of your home sale. During this time, there may be several important contract requirements to complete, including inspections, a survey, an appraisal, title work, and other closing preparations, depending on the terms of your agreement.
If the buyer’s inspection results in an inspection response, I’ll help you understand the requested repairs or other terms and guide you through the negotiation process. If repairs or other conditions are agreed upon, I’ll help coordinate the next steps and make sure everyone understands their responsibilities and deadlines.
As your closing date approaches, I’ll stay in communication with the appropriate parties and the closing company to help ensure that all required items are completed and everything is on track. I’ll keep you informed throughout the process so you know what to expect and what needs your attention.
In the meantime, you can focus on preparing for your move and making sure the home is ready for the buyer to take possession according to the terms of the purchase agreement.
You’ve reached the final step in selling your home. Closing is when the transaction is finalized and ownership officially transfers to the buyer. You’ll typically meet at the title company to review and sign the final documents, with the closing team guiding you through the paperwork.
Before closing, there are a few final details to take care of. You’ll want to arrange for utilities, internet, cable, lawn care, trash service, and other accounts to be canceled or transferred as needed. If the buyer will be taking over any services or accounts, be sure to make the appropriate arrangements. You’ll also want to leave any necessary instructions, manuals, remotes, keys, or information for appliances, systems, and features that will remain with the home.
I’ll help you stay on top of the final details and coordinate with the appropriate parties so you know what to expect. Once everything is complete, you can officially hand over the keys and celebrate the successful sale of your home.
